Project Update: Nautic Estate at Two Rocks

Harley Dykstra continues to provide project management services for the staged delivery of Nautic Estate in Two Rocks. Below are updates on the current progress across the development.

Stage 2

Stage 2, comprising just over 100 residential lots, was the first stage Harley Dykstra project managed through to completion and the issue of titles.

The majority of the stage is now well underway, with housing construction progressing across the estate. Many homes have reached the lock-up stage.

Stage 3

Stage 3, also comprising just over 100 residential lots, has reached completion in terms of civil construction and is ready for titles.

As part of this stage, Reef Break Drive has been extended to service both Stages 2 and 3, creating a new major road access point connecting the development to Two Rocks Road.

Virtually all Stage 3 lots have now been sold and are ready for construction.

Parks and Public Open Space

Construction of two local neighbourhood parks is currently underway, with Landscape Elements delivering the works.

The larger neighbourhood park, located on Montebello Boulevard, will provide recreation and play space for residents across Stages 2 and 3. The park represents more than $1 million of investment in estate amenity by the developer, Fowler Group.

Stage 3B

Stage 3B comprises approximately 65 residential lots and almost one acre of public open space, predominantly covered by a grove of tuart trees.

This stage is nearing completion, with the final practical completion inspection scheduled for later in August.

Stage 4

Subdivision approval has recently been granted for the fourth and final stage of Nautic Estate, comprising approximately 320 residential lots and a centrally located public open space parkland area.

Earthworks approval has also been granted, with site works anticipated to commence in August 2026.

Stage 4 will connect Nautic Estate with Atlantis Beach Estate, allowing both residential communities to integrate and share amenities. It will also include the continuation of Reef Break Drive through to the future Marmion Avenue extension.
