Darling Downs Rural Residential Subdivision Approval

Harley Dykstra has recently secured subdivision approval for 24 new rural residential lots in Darling Downs, on the southern side of the Wungong Brook.

The conditional approval of subdivision was negotiated with the Department of Planning’s officers and involved the consideration and resolution of a substantial number of planning, environmental and bushfire management issues.

An existing poultry farm and knackery are located in the vicinity of the subject land and the subdivision layout was prepared and refined to reflect buffer requirements for these existing uses. The subdivision approval also proposed the creation of superlots that could be developed in the interim and potentially subdivided in the future if and when the buffers associated with the existing nearby uses ceased to exist.

The subject application was also considered in the context of the recently updated bushfire planning framework and approval was secured with detailed a bushfire investigations being required as a condition of subdivision approval rather than accompanying the application. This saved the owner the upfront cost of progressing with this work in the short-term, whilst ensuring that the necessary work would be completed prior to development.

Other issues included potential noise impacts and mitigation requirements adjacent to the railway and South Western Hwy and geotechnical investigations. These matters were suitably addressed without any further work being required by the landowners to secure the conditional approval.

The subdivision approval has been well received by the landowner and has given them confidence and certainty that their land can be subdivision and developed in the future, with a commensurate value uplift.
